Done right, an in-law suite gives everyone independence and keeps the family close. Done wrong, it is an expensive spare room nobody is happy in. Here is what we have learned building them.

The Three Ways to Create an In-Law Suite

1. Convert existing space

The fastest and most affordable option. A garage, a rarely used formal living room, or a large lanai can become a bedroom, bathroom, and sitting area. Typical range: $30,000 to $75,000 depending on plumbing. This works when the house has square footage to spare.

2. Build an addition

A purpose-built suite added to the side or back of the home. This is the gold standard because everything is designed for its purpose from day one: the bathroom is accessible, the walls are insulated for sound, and the suite can have its own entrance and small patio. Most of our in-law additions fall in the $90,000 to $200,000 range depending on size and finishes.

3. Reconfigure the floor plan

Sometimes the answer is a smart remodel of what you already have: combining two bedrooms into a suite with a private bath, or splitting a large primary suite. This middle path often surprises families with how livable the result is.

What Makes an In-Law Suite Actually Work

We have built enough of these to know the difference between a floor plan that works and one that causes friction by Thanksgiving.

  • A private entrance matters more than you think. Even just a separate door from the lanai changes the feeling from “living in my kid’s house” to “living in my own place.”
  • Design the bathroom for the next 15 years, not today. Curbless shower, comfort-height toilet, blocking in the walls for future grab bars, and a doorway wide enough for a walker. These cost almost nothing during construction and everything to retrofit later. Our accessible remodeling approach applies here even for parents who are perfectly mobile today.
  • Sound insulation is cheap peace. Insulated interior walls and a solid-core door between the suite and the main house preserve everyone’s sanity.
  • A kitchenette, not a kitchen. A sink, counter run, beverage fridge, and microwave cover 95% of daily needs. A full second kitchen can complicate permitting and zoning in some jurisdictions, and most families never need it. We will walk you through what your specific property allows.

The Money Conversation

Compare the numbers over a five-year horizon. A $120,000 addition versus five years of assisted living is not a close call for many families, and the addition adds resale value to your home instead of disappearing. Some families share the construction cost with the parent moving in, and we are happy to provide documentation that helps everyone see exactly what they are paying for. Zoning, Permits, and Doing It Right

Every in-law project we build is fully permitted, and that matters here more than usual. An unpermitted suite creates real problems with insurance and resale, and rules about separate utilities and full second kitchens vary between Pasco County, Pinellas County, and the various cities.
